About our service

Unlike most real estate agents in Italy, we work exclusively for you as the buyer. We do not have our own property listings to promote or any incentives to sell you a specific house or apartment. Your wish list is our search criteria and we are only rewarded once you have become the happy owner of your new Italian home.

We guide you step-by-step through the process of buying property in Italy. While it’s not a complicated process, it can be challenging to navigate the Italian bureaucracy and to ensure that no critical step has been missed. We want you to feel confident and relaxed about your investment decision as you settle into your new life in Italy!

How it works step-by-step

We walk you through all the details and to make sure that you feel confident every step of the way. Our job is to be there with you until you are holding the keys to your Italian dream home!

Your wish list

The first step is for us to get a full understanding of the needs and wishes you have for your Italian home-to-be. We set up a call where we go through the details, such as your non-negotiables, your timeline and budget, the location of the property and how you plan to use it.

Scanning the market

The next step is for us to kick off the search for you. We scan relevant listings and contact real estate agents on your behalf to get an understanding of the listed and upcoming properties for sale. We narrow it down to 10-15 properties that we discuss together with you to select the ones you feel most excited about. We will then do further background checks of the shortlisted properties to make sure they meet the advertised standard.

Selection and preparation

Now it’s time for you to plan a trip to come and see the selected finalists! We will set up the appointments for you and be there to guide you every step of the way. Once you have settled on your dream home, we start working on the administrative part of the process, including everything from confirming the legal status of the property, to the required documents of the purchase; the “Proposta di acquisto”, the “Compromesso”, and the final “Rogito”.

Sealing the deal

We negotiate the price and fees for you and summarize expected costs to give you a full overview of what the property purchase will entail.

Once an agreement has been reached, the documents are signed and the money has been transferred, the keys to your new home and to Italy, will be in your hands!

Do I need to commit before setting up a call?

Not at all. Let's chat and take it from there. It's important that we are both confident that we can help you find your dream home!

How much do your services cost?

It depends on the property you are buying and the price of it. Usually, we share a part of the realtor fee, but in some cases, we may agree on a different model.

Can you find me a home anywhere in Italy?

We specialize in Piedmont, Liguria and Lombardy, but if you have your heart set on another region, we can still offer our guidance and support you through our network of colleagues.

How long will the process take?

It depends on how quickly we can find a property that you love and if the property is ready to be transfered to you immediately. From that point, count on 1-6 months, depending on the property type.

About Mia

On a family trip to Venice when I was two years old, I kept running around, laughing and waving my arms in the air while chasing the pigeons at Piazza San Marco. Perhaps that’s when my love for Italy was sparked. Or maybe it was during my vacation to Sicily back in the nineties... One thing is certain though; by the time I set off to Salerno in 2006 to study Italian for a season, there was no turning back. Italy had stolen my heart and now I just had to figure out how I could make it a part of my life forever.

A few years later, I started travelling back and forth several times per year, constantly exploring the next region, town, mountain or beach. I stretched my vacations to the maximum and spent every minute of them in Italy. To this day, I am either biking, hiking or on a train to a new town in Italy as often as I can. Although I have visited this wonderful country from the tip of Calabria up to the mountains of Trentino-Alto Adige by now, I have spent most of my time in Piedmont, Liguria and Lombardy.

In late 2019 I decided it was finally time to buy my very own Italian home. I settled on a small apartment in Arona, a beautiful “Piemontese” town by Lake Maggiore, just at the foot of the Alps and less than an hour away from Milan. A perfect spot for my continued exploration.

I have since sold and bought other properties in that area. Next on my own wish list is a small summer home somewhere on a hilltop in Liguria...
